Thailand - A Place To Visit

Thailand, the perfect place to visit for hot, sunny holidays.

After traveling a lot to Thailand and around the country I want to share some of my experience with you. You can find almost everything you want there except snow.

When you plan your trip to Thailand there are 3 usual places to arrive, Bangkok, Phuket or Chang Mai.

If you arrive in Bangkok you are in the middle of the country and have lots of opportunities from there. Bangkok is a huge city with lots of people (estimated 12 million with tourists) and it is a very busy place to stay for a long period. There are a few things that should be seen in Bangkok and one of them is Grand Palace. To get in there you need to follow the rules of clothing (shorts is not allowed in there). A boat trip on the river is very nice and you can see a t from the boats. Bangkok also have great opportunities for shopping with many huge shopping centers. When you stay in Bangkok, make sure you also visit the floating market and the Silom area. From Bangkok the drive is not far to the party place Pattaya or the quiet city of Hua Hin.

If you arrive in the south of Thailand, Phuket, you will find a more quiet place with great beaches. The area in the south also offers a lot of sights. If you go south and want to go for a party you can visit Patong, which is a smaller scaled Pattaya. The south of Thailand has the same temperatures as the central parts of the country, but the south is a bit more wet and rainy. While staying in south you should consider a trip to the many islands, you will find a lot of great untouched nature there.

The north of Thailand i quite different from the other 2 places. The temperatures are lower there and the air feels more fresh. Chang Mai is the biggest city, but Chang Rai is also of a certain size. The north can not offer sea and beaches like the central parts and the south, but they have a lot of great nature. It is known to be a very "green" area, some people call it the lounges of Thailand.

This was just a short summary from my trips in Thailand, and after visiting the country lots of times I will very strongly recommend it to absolutely everyone.

Money Number One in Thailand

If ever "money number one" was set in time as a national catch cry, it would have to be in Thailand where the phrase "money number one" is used countless times daily by many of the Thai people in dealing with the thousands of foreign tourists they regularly encounter.

Neil Hutchinson, an Aussie expat living in Pattaya has been instrumental in writing a series of books around the money number one catch cry, which have become extremely popular best sellers in recent years...

The first of the books actually entitled "Money Number One", was first penned some years ago and has been updated several times to suit the ever changing influx of emotionally and sexually starved hordes of single men who have made places like Pattaya, Phuket, Koh Sumui, Chiang Mai and of course Bangkok among others, a regular "watering hole" over the past 50 years or so.

While the Money Number One Books including his other titles such as "A Fool in Paradise", "The Fool is Back" and "A Fools Diary" are written somewhat tongue in cheek, they epitomize the humor in the sometimes ridiculous and other times tragic relationships which spring up between the local inhabitants and the dyed in the wool westerners who attempt to introduce western cultural ways and ethics into a society based on thousands of years of immense cultural difference where money number one has been a way of life long before the modern western man set foot in the beautiful country known as Thailand.

Mainly set in the seaside resort city of Pattaya situated on the eastern seaboard of The Gulf Of Siam in Southern Thailand, the stories contained within the Money Number One book series and their corresponding sequels and additions, vary in length and subject but are all for the most part based from true instances and events gathered over the years by Neil's own personal experiences and those of others either relayed to Neil or told in person in one of the many bars and haunts he frequents in order to carry out his somewhat clandestine research.

Dubbed by many as "The Single Man's Survival Guide to Pattaya" and "The Pattaya Bible" the Money Number One series are a recommended read by thousands of experienced Thailand visitors both male and female when advising potential new visitors about the who, what, where and whys of Thailand long before the bags are packed to go, and indeed long after they have been unpacked on their return home.

Although the Money Number One books are available in paper back from the shelves of many of Thailand's reputable book stores, they can sometimes be a little late to procure in order to learn the valuable lessons contained within them after arriving in Thailand and are now available for instant download in PDF format.

Pattaya is a city on the North Gulf Coast of Eastern Thailand which attracts millions of tourist every year. Its name was originally "Thap Phraya" that stands for Army of the Phraya. Initially, the place was just a fishing village until the year 1961 when American servicemen began going there for relaxation. This dawned the Pattaya tourist industry that continually developed up until the present.

Pattaya authorities strictly monitor observance of Thai national laws and its own set of local rules and regulations. To avoid conflict with the Thai government business and property laws, many foreigners will hire a Pattaya lawyer to do the legal groundwork for them such us due diligence of the intended business purchase or registration, preparing the documentation for licensing and dealing with concerned Thai officials. Foreigners also hire a Pattaya attorney to conduct a title search before purchasing property or real estate in Thailand. Such steps are very sensible and practical, especially to foreigners who are not acquainted with the Thai laws.

A good lawyer in Pattaya can commonly be found in an older and well established law firm. A law firm is typically comprised of licensed Thailand lawyers who have joined an established firm in Pattaya to engage in the practice of law. Each lawyer will be specialized in a field practice such as Thailand Divorce, Thailand Company Registration & Corporate matters, and Pattaya Immigration and Work Permit. This structure enables the group to handle almost all type of cases brought to them by clients.

The best Thailand law firms in Pattaya can conveniently be sourced through the internet. Most popular and established law offices do the advertising of their legal services and their office locations on their legal websites. Moreover, these international law firms in Pattaya offer free consultations through emails and chat.

Small law firms are also available, however, the extent of services they render rarely match the leading international firms. A Pattaya lawyer in big law firms may cost you a little more but the quality service provided in return is going to be worth the fee.

How Can a Foreigner Finance a Property in Thailand?

Foreigners generally cannot obtain a mortgage from local Thai banks to finance the purchase of their Thailand property investment. Most of the financial institutions in Thailand provide loans for real estate purchases to Thais and Thai Companies.

In recent years Bangkok Bank (Singapore) has had a loan program for foreigners with qualification being very similar to that in the west. You complete an application, submit proof of income, tax returns and other documentation. With this The program can finance the buyer up to 70% of the purchase price of the house. The problem with this program is that it is not always available, and as of this writing, the program was discontinued.

In some areas such as the resort of Pattaya, banks have begun to design loan programs for foreigners living in Thailand and local work in. Kasikorn Bank, for example, allows foreign nationals, have a job for two years or more to allow mortgage financing of up to 50% the value obtainedthe subject property. This program was just launched early 2010.

With the current global financial situation you are best to explore your options directly with Kasikorn Bank, Bangkok Bank (Singapore) and other lending institutions to determine the existing status of any loan programs which may be available for foreigners.

If you cannot get a Thailand mortgage to buy your dream property in Thailand, don't worry. Several options are available to you.

Developer Financing

Developer financing has become more prevalent in Thailand over the past two years. Deals ranging from 2-year to 10-year financing are available to buyers of new Thailand houses and condos. These financing deals are available directly from the developers. As a result, the structure of each deal varies.

An example of such a program is The Meadows, a housing project in Pattaya. The developer offers 50% 3-year financing at 8% per annum. Although the loan term for this and other programs is not as long as conventional mortgages in the US and Europe, such programs are useful.

Be leery of offers for "free financing" or "0% interest". Obviously the purchase price under these scenarios has been inflated to cover the cost of capital to the developer. It's best to negotiate the best possible purchase price then negotiate the financing deal separate from the price. Make sure you have a clear indication of the market and market prices before agreeing to a financing arrangement.

Seller Financing

Individual property owners have recently become more open to extending financing to buyers of Thailand houses and condos as a means to stimulate interest in their resale property. Under such an arrangement, the buyer and seller sign both a purchase and sale agreement and a promissory note.

If you are working with a real estate agent, let them know you require financing. They will likely have some inventory of properties where sellers are extending payment terms. If you are negotiating directly with the seller, simply ask them if they are willing to accept payment terms for a defined period and rate of interest.

As with developer financing, negotiate the purchase price separate from the terms and conditions of the loan. Important to note is the fact that the seller will continue to hold the title deed (Chanote) to the property until the loan repayment is made in full. Make sure your lawyer reviews your deal and ensures that all documents are updated and properly safeguarded to protect your investment.

Other Options

There are generally two other options available to foreigners to finance their Thailand house or condo purchase. Historically, many foreign buyers had taken a mortgage against their property in their home countries. This is more difficult than ever given the economic crisis, yet still an option for some. Again, check with your local bank to determine what programs are available to you.

In some instances, the Thai spouse of a foreign national may qualify for a mortgage. In such event, the sale and purchase agreement (and promissory note) would be executed by the Thai spouse. If the foreign national is funding a substantial portion of the cost, the foreign national should register a long-term lease in his/her own name (with the Thai spouse as the "lessor" and the foreign national as the "lessee"). Consult with your attorney to minimize the tax implications of such an investment structure.

It is also possible to structure a lease to afford your desired property. available structures belonging to the lease option to buy and long-term lease. Each lease with more than three years can be registered on title at the office of the land, who occupy a property next to rights under the contract home or condo. Most local lawyers Thai can do this on your behalf to handle asmall fee.

So don't worry if you cannot obtain a Thailand mortgage for the purchase of your property. There are options available to you. Work with a real estate professional to help find the best property and financing structure for you.

Thailand is safe to visit?

As long-time resident of Thailand I have an idea of Thailand, if it is safe for tourists or those staying longer.

There are usually multiple instances of dangerous activity taking place in the country from any point in time. I will be more important in areas where foreigners must take extra precautions to stay safe during their stay.

Bangkok, Thailand's capital, and 'the basis for political movements. The country has not seen the political stabilityin a very long time. Some might say that has never been stable in modern times. Currently, there are groups of red shirt and yellow shirt groups that are in opposition. The Army is committed to military coups and sometimes stage - and there are always struggling - and sometimes deadly groups facing each other and try to change the power structure that exists. This is a constant struggle, and no matter who is in power at the moment, there are clashes in Bangkok.

The problemsare compounded when the police and military are called to maintain order in the streets ... sometimes the hand is heavy and kill at the end of the demonstrators. This does not help the situation and increase from there.

As a visitor to Thailand you do not want to spend a holiday or even time in Bangkok when he bombs and military and / or the police on the streets to control the demonstrations. It 's just a bad idea. It is not certain, and will not have agood time. If all that come to Thailand for themselves spending time in Bangkok, choose a time when peace broke out in the country, or at least a small risk of violence.

Another area that is often not safe - and for now it is not, is in the deep south. Muslim separatists conducted in the southern provinces of Thailand have a violent campaign against the two Thai Muslims and Thai Buddhists who have no ties with their radical organization. E 'was about 3000Deaths in the South in recent years, although there are no foreigners are known to have been killed any. Tourism officials in Thailand is not advisable for foreigners who visit this southernmost provinces and would be well advised to limit their trips to other provinces.

Natural disasters such as the devastating tsunami of 2004 have the option of recourse at any time, even though the odds seem high that a similar experience in Thailand in the near future.

Pattaya, PatongBeach, Patpong, and other tourist areas are full of bad news at night. There are robberies and assaults that occur at night, but if you're not one of those bar-girl or boy fine lady for a fun night in your room you'll probably be OK. There are a number of things you should know about Thai culture - that goes far beyond this article in my last paragraph of this article, I will give you another resource that will help tremendously ..

Pattaya is safe? Sometimes. YouPatong Beach is safe? More often than Pattaya, yes. Patpong is safe? Not so sure, in general, no, do not consider myself safe.

The size may vary during your trip if you plan to use the fun of the carnival adult in Thailand. You can also beat and in the hospital or you can have a perfectly safe time to indulge in spite of outrageous nightlife. E 'for me, a general statement on the fact that Thailand is safe for all people to be difficultbecause all people are different.

The last time anyone hazard a guess there were about 100,000 foreigners living in Thailand as a long-term migrants here for more than a holiday. During a typical year, when there's a lot of political fighting in Bangkok, more than 12 million foreign tourists appreciate the country. Very few of them have a problem with their physical safety while they are here. Most of them take some precautions. Many of them are oftenVisitors.

Visiting or residing in Thailand can be dangerous, or it may be relatively safe and fun. Probably the biggest factor in the equation you are. Are you the type who seeks no problems or no effort to avoid problems that could be found in Thailand. If you are not experienced in the country are probably a matter of a substantial benefit from research more about Thai culture and the experiences of foreigners in the country.

Life in Bangkok, you will seesparkling front-page supplement, the English dailies in large magazines in Thailand and the full-page newspaper ads that paint project begins to dominate in abundance, and the poster above the town and the Skytrain. We can only imagine that the cost of advertising and their impact on the bottom line of a project. This is why the eMarketing uses Web 2.0 technologies.

This does not mean they deserve elegant brochures and advertising in the local media should not, butIt has always seemed to us that this is a kind of exaggeration marketing - one shot, rather than the shotgun approach to exposure of the projects, but the beaches, to my knowledge, the first major real estate development project in Asia deals Web 2.0, such as online advertising.

Thailand is a popular place for retirement, many westerners and retirees from other parts of the world. It is not only convenient, but offers much for the adventurous soul, wants a place to retire. Thailand has so much beauty to go anywhere and places of interest so many people.

The most popular are the Thailand Board Location:

Bangkok
Pattaya
Phuket

South Thailand

.... It's not all ... Retirees also select other sitesThailand, such as Northeast Thailand "Isaan", Chiang Rai, Udon Thani, Nong Khai, Khon Kaen, Hua Hin or some of the most beautiful islands of southern Thailand.

Phuket, Koh Samui, Koh Phangan and Koh Tao are just some of the most beautiful islands of southern Thailand with some of the most beautiful beaches in the world. If you do not want on an island, it's nice to live, the opportunity to visit the island for a few days or weeks.

Visiting Thailand for a longer stay before going to bedThailand is a good way to find out if this is paradise for you. Some people come to Thailand for 6 months to a year to see if they retire in Thailand and find the area of Thailand, as they like.

There are things that Thailand might be a little 'hard to live for some. The requirements for visas in Thailand are confused, but must be understood. A foreigner can own a condominium in Thailand, but not land. As a foreigner you will always be a foreigner.

Thaisall treated with respect, but will always refer to her as farang-foreigner, this is not intended to offend, but is deep in the Thai, and how they relate to whites.

The list of good things Thailand is seemingly endless and weigh heavier than the "negative". The Thais are a gregarious nations of the world and have an extreme neglect. They like to joke, have fun and eat delicious food.

So to sum it all together if you likesee beautiful things and places, have fun, be paid out, you eat delicious and exotic food, and want you all for pennies on the dollar .... You might want to consider Thailand as a retirement location.

How much money you need in Thailand?

The answer is, how long is a piece of string? There are people who can live comfortably for less than $ 1,000 a month and then people think that $ 5,000 is an absolute minimum.

There are peopleTo pay $ 100 a month to rent an apartment and are happy and then there are people that have million dollar condo, and I look forward, or he could have done better.
